SELLER CASE STUDY

MORGAN COURT

One of our clients faced a unique challenge: they needed to sell a home and purchase two homes at the same time. The first step we took was to assess all of our client’s financing options. We explored creative financing with the lender, which allowed our client to purchase the two homes without selling first. Our unique strategy put our customer in a good position with the sellers, and we were able to close on both properties the same day. 

To sell our client’s home, we cleaned, organized and got it HGTV-ready. The home was featured on the front page of the Arizona Republic, and we used a Coming Soon and Open House strategy to attract 75 buyer parties and 22 offers. We won our client a contract for their property that was 21.4% over the list price with our expert negotiation strategy.

HAPPY CLIENT

A client who was a buyer wanted their dream home; however, there were several other interested parties. Our challenge was to get the client their home without spending more than the list price.

As one of the top real estate companies in Arizona, we utilized our professional relationship with the listing agent to get our client a second viewing later in the evening.

This helped them create a level of trust with the seller that ultimately resulted in their offer being accepted, despite multiple higher offers.

OUT-OF-STATE CASE STUDY

To service a client moving to Phoenix, Arizona from out of state, we communicated via FaceTime to facilitate the buyer’s purchase.

We used FaceTime to thoroughly inspect that home, even showing the client the inside of the oven, drawers, closets, as well as each room in the home from multiple angles. We used the same technology to discuss the property condition and to convey the ideal terms and conditions with the listing agent that would make our buyer stand out to the seller.

We were able to submit a competitive offer which the seller accepted.
